Investments are made at the earliest project-planning stage, when entry prices are the lowest. Once construction is completed, the properties are sold and the resulting profit is distributed among project investors, DM2 token holders, and the core team responsible for execution.

Two ways you can invest with dm²

Direct investment in real estate projects

Through the dm2 platform, investors can allocate capital directly into real estate development projects, including residential and mixed-use complexes, hotels, office buildings, business centers, and other property types — starting from the earliest development stage.

The minimum investment corresponds to the price of one-tenth of a square meter under construction, or 10 square decimeters. Investors may choose to invest in multiple square decimeters or full square meters, up to one or multiple complete properties.

Investment in DM2 digital tokens

Investing in DM2 digital tokens allows investors to make a single investment and receive a share of profits from all successfully completed projects, as long as the tokens remain in their ownership.

This investment model represents a long-term passive income strategy. In addition, DM2 tokens provide their holders with exclusive benefits, including:

How the dm2 real estate investment platform works

What the entire process looks like

Step 1

Project proposal

Every project starts with an idea. At this stage, a proposal is prepared and published on the dm2 platform to be presented to potential investors.

Step 2

Funding

Investors have the opportunity to invest directly in the project at the initial, most favorable price per square meter by purchasing square decimeters.

Step 3

Construction

Once the minimum required funding is secured, construction begins in accordance with the project plan.

Step 4

Sales

Property sales to end buyers at market prices begin already during the construction phase.

Profit sharing

Revenue from sales is distributed among project investors, DM2 token holders, and the developer, fully transparently and in real time.

How profits are shared

To clearly illustrate how returns work, here is a simple example:

Imagine a residential building with a total area of 10,000 m2. The construction price is €1,500 per square meter, while the sale price is €2,500 per square meter.

This means that a profit of €1,000 is generated per square meter, which is shared as follows:

€600 goes to project investors (60% of the profit)

€200 goes to DM2 token investors

€200 goes to the project developer

Project investors recover their initial investment of €1,500 plus an additional €600 in returns, meaning they receive a total of €2,100 per square meter, representing a 40% profit relative to their investment.

What is the DM2 token and what is it used for

Digital tokens are fully regulated under the Law on Digital Assets, and we are currently in the process of submitting the White Paper to the Securities Commission of the Republic of Serbia for evaluation and approval. This approval ensures compliance, transparency, and investor protection.

On the dm2 platform, there are two ways to invest:

- Direct investment in units (square decimeters)

- Purchasing DM2 tokens

The key difference:

By investing in units, you invest in a single specific project and generate a one-time profit once the project is completed and sold.

By investing in DM2 tokens, you gain the right to a share of profits from all future projects executed through the dm2 platform — long-term and passively, for as long as you hold the tokens.
